Public Invited to Two Meetings for Proposed Park Space at Pino Site Property

Hoboken, NJ - Thursday, May 8th, 2014

The City of Hoboken is considering a proposal from Bijou Properties that would provide 1 acre of property for park space and a public gymnasium in Western Hoboken as part of an agreement to continue the redevelopment of the Monroe Center site and the Pino property. The site is near the corner of 7th Street and Jackson Street. The location of the building was selected to create a gateway and provide access to and expand upon the future courtyard that is required to be built behind the Monroe Center.

Two public meetings will be held at the Jubilee Center, located at 601 Jackson Street on Thursday, May 15 from 7:30pm to 9:00pm and Saturday, May 17 from 10am to noon.

The Monroe Center Phase V site at the northwest corner of 7th Street and Monroe Street has prior Planning Board approval for 75 residential units, ground floor retail, and zero parking spaces. The permitted zoning for the Pino site would allow for 4 story residential for a total of 68 dwelling units and 63 parking spaces.

The developer, Bijou Properties, is proposing to condense development onto a portion of those two sites in exchange for providing an acre of land and a public gymnasium to the City. The development would also provide 9 affordable housing units. For this project to viably provide these public benefits, the current proposal includes a taller building (14 stories) on the north end of the Pino property with a total of 181 residential units, 120 parking spaces and ground level retail.
